
During the month of January 2025, in the Metropolitan Area of Buenos Aires (AMBA), increases in rental prices were observed. According to collected data, apartment rents rose by 3.5%, while house rents increased by 9.3% compared to December 2024. These increases were significantly lower than those recorded in the Federal Capital (CABA).
Particularly, the areas of Greater Buenos Aires North, West, and South experienced increases of 2.9%, 2.1%, and 6.4%, respectively, numbers lower compared to CABA. However, a notable aspect in the rental sector was the remarkable increase in the supply of available apartments. In January 2025, the number of apartments available for rent in AMBA increased by 193.5% compared to November 2023.
Despite this sustained growth in the real estate market, the City of Buenos Aires recorded a year-on-year increase of 11% in apartment prices during 2024. According to a report from Mercado Libre Inmuebles, the City of Buenos Aires continues to lead in terms of appreciation in AMBA, above other areas of Greater Buenos Aires.
Several neighborhoods in the City of Buenos Aires have seen a significant increase in the price per square meter of apartments compared to the previous year. Notable places include Villa Ortuzar (+19.3%), Villa Devoto (+17.1%), Villa Urquiza (+15.2%), Belgrano (+15.1%), and Palermo (+14%). In contrast, prices in Greater Buenos Aires have also experienced a rise, although at a more moderate pace than in the capital.
